Major Obstacles

Changes to the Leasehold Reform legislation, most notably the amendments to the Leasehold Reform Housing & Urban Development Act 1993 as a result of the Commonhold & Leasehold Reform Act 2002, have increased the opportunities for owners of leasehold flats to protect the value of their properties from such problems as shortening leases and difficult or negligent landlords.

The right to collectively acquire the freeholder’s – and if applicable the headlessor’s – interest in the building presents the opportunity for leaseholders to become their own landlord. This delivers the most effective result for leaseholders as it can deal with many issues.

The right to individually purchase an extended lease will rectify concerns about the length of the leaseholder’s existing lease on a flat.

These actions, whether taken via the statutory route or more informally, can face obstacles which leaseholders need to be aware of to preserve their rights. Bluepoint Consulting will help you understand such obstacles and is experienced in overcoming them.
